Calgary’s housing market has changed. Buyers have more choice and more room to negotiate than they have had in recent years, but that doesn’t mean the entire city has suddenly become a buyer’s market.

So what’s actually happening? The honest answer is that Calgary’s market is becoming much more balanced, and the experience can be very different depending on what you’re buying or selling.

As many ask, are we in a buyer’s market? Not across the board. Calgary is sitting at around 3.5 months of supply, which is a much more balanced market than the extremely tight conditions we’ve seen in previous years. But the overall number doesn’t tell the whole story. Detached and semi-detached homes remain relatively balanced, while apartments and row houses have shifted toward much more buyer-friendly conditions. The apartment market alone is near five months of supply, and that added inventory is putting real pressure on prices.

Across Calgary, the total residential benchmark price is down about 2% from a year ago. That’s not a crash. It’s a market that’s adjusting, and the adjustment isn’t landing evenly across the city.

If you take away one number, make it months of supply. It’s a simple way to understand how much inventory is available relative to the current sales pace. More supply generally gives buyers more choice and negotiating power, while less supply tends to give sellers more leverage. Calgary is around three and a half months overall, but your property type and community can look very different.

Apartments are closer to five months, while detached homes sit closer to three and a half, and even within those categories, conditions can vary from one Calgary community to another. The city-wide number is useful for context, but your local numbers matter most.

“Don't ask if Calgary is a buyer's or seller's market. Ask what your neighbourhood is doing.”

What it means if you’re buying. This shift can work in your favour. You may have more homes to choose from, more time to think, and more room to negotiate on price and terms. You don’t have to rush into a bidding war or feel like you need to pay tens of thousands over asking just to have a chance. That said, not every property is negotiable; the best homes in the right locations can still draw strong interest, which is exactly why knowing your specific market matters.

What it means if you’re selling. Here’s the honest reality, and it’s not all bad news. Yes, the market has adjusted, but if your home is worth a little less, so is the one you’re moving into, so a move within the same market is often lateral. Your home can still sell well. It just needs to be positioned for today’s market, based on recent comparable sales, current competition, and how quickly similar homes are selling. What your neighbour sold for even a year ago may have very little to do with what your home is worth now.

The biggest takeaway is that Calgary isn’t one market. If you’re hearing it called a buyer’s market or a seller’s market, ask a better question: what’s happening in my community, for my property type, and in my price range? That’s where you’ll find a useful answer.

So if you’re trying to figure out whether now’s the right time to buy or sell in Calgary, don’t base it on a broad headline. Let’s sit down, go through the numbers for your area, and build a proper game plan around what’s really happening.
