You’ve decided to sell. You’ve probably told a few people. Then it hits you that you have no idea what actually happens next. And sometimes people forget that buying a home once doesn’t make selling any more familiar. You can be a seasoned buyer and still be a first-time seller, and no one ever slows down to show you, start to finish, how a sale goes.
This comes up all the time. Recently, we worked with homeowners anxious about listing, with timing constraints around their new home. What helped was going through each part of the process together. Once you can see the whole path laid out, it stops feeling scary and starts feeling doable.
Let me walk you through it, step by step, here in Calgary, so you feel a whole lot calmer about it.
It starts with a simple conversation. Step one is just a phone call, so I can understand your timing and learn what your current home is all about. That way, when we meet in person, we already have the right information in front of us.
Then we price it against what buyers are actually paying. The best way to get this right is to review recent sales data for homes similar to yours. Anyone can ask whatever they’d like, and positioning against active listings that haven’t sold doesn’t give you a true read. What matters is what buyers are paying for comparable homes. Next we get the home ready to show. That means decluttering, a good clean, fixing the little things, and strong listing photos. Most buyers meet your home online first, so we want it presenting its very best. Then we list, move into showings, and I’ll be right there beside you the whole way.
When an offer comes in, we look at the full picture, not just the price. An offer spells out the deposit, the possession date, any conditions the buyer wants, and which items stay with the home. Sometimes a slightly lower offer with fewer conditions and a clean possession date is actually the stronger one, so we walk through all the terms together until you’re comfortable. You always have three options: reject, counter, or accept.
We go through every point to make sure we’ve captured the full value we can and the best terms. If an offer isn’t close, we can send it back and ask for something more workable.
Accepting an offer isn’t the finish line yet. There are usually conditions from the buyer’s side, most often financing and a home inspection. Financing lets the buyer’s bank finalize their lending, and the inspection makes sure nothing turns up that we didn’t already know about. Once those are satisfied, the buyer waives conditions, and you have a firm sale in hand.
Here’s one that surprises a lot of first-time sellers: the Real Property Report. For most homes, it’s the seller’s job to provide an RPR. It shows your lot boundaries, where your home sits, and any additions you’ve made, fencing, a hot tub, a deck, a shed, noted on the survey plan to confirm they’re compliant with the city and sit within your property lines. Your lawyer requests it at closing, so we order it early to avoid delays around possession.
Then your lawyer handles the legal side of closing. Once conditions are removed, we line up the right real estate lawyer to represent you. They conduct a land title search, prepare the land transfer, pay off your existing mortgage, and move the sale proceeds so everything finishes correctly. If you’re buying too, they coordinate that side as well, and we line it up early so nothing’s rushed.
And finally, possession day. The buyer’s lawyer delivers the funds to your lawyer’s trust account, and once they’re received, the keys are releasable. That’s your firm sale, complete.
