If you’re thinking about selling your Calgary home, one decision matters more than any other, and it’s the one sellers most often get wrong. It isn’t which agent you choose or which weekend you list. It’s your price.

Get it right, and everything that follows gets easier.

Get it wrong, and even a wonderful home can sit while the market moves on without it.

Your price is set by what buyers actually paid, not what you’re asking. Asking prices are wishes. Sold prices are facts, and buyers price your home against the facts. When a buyer and their agent sit down to make an offer, they aren’t looking at what you listed for. They’re looking at what comparable homes in your area recently sold for. That’s the number that matters, and it’s where I start when I price your home, because it’s the same data every serious buyer will be measuring you against.

Overpricing costs you money; it doesn’t protect it. It feels safe to name an ambitious number and leave room to negotiate. In practice, it does the opposite. An overpriced home draws the wrong buyers, the ones shopping in a higher bracket who expect more and leave disappointed, while the right buyers never even look because you’re priced above their search. Then the home sits, and time on market becomes its own red flag.

Buyers wonder what’s wrong, and you end up cutting the price anyway, often to less than you’d have gotten by pricing it right from day one. A price reduction after weeks on the market carries far less power than the right number on launch day.

Calgary isn’t just one market, it’s several. This is where local knowledge earns its keep. In June the citywide benchmark price was $572,500, and that number describes almost nobody’s actual home. Detached came in at $750,500 with roughly two and a half months of supply, which is tight. Apartment condos came in at $299,000 with nearly five months of supply, and a sales-to-new-listings ratio of 45%, which is buyer’s market territory by any measure, and that segment is still working through years of record high-density building. Conditions shift again by district and even by community, so a pricing strategy that’s right for a detached home in the West can be completely wrong for a condo in the Northeast.

That’s why the citywide average tells you almost nothing about your home, and why pricing has to be done property by property, neighbourhood by neighbourhood.

Timing still plays a role. Pricing right matters most when it’s paired with listing smart. Calgary’s market has its rhythms, and as we move through the year, buyer activity shifts with the seasons. None of that changes the core rule, which is to price to the sold data. What it changes is strategy: how you position, when you launch, and how you read the first week on the market, which almost always tells me the most.
